Alright, let’s talk about wood destroying insect inspections, also known as WDI inspections, also commonly referred to as a termite inspection. Now, unlike home inspections, which generally come with a contingency in the contract, the WDI clause is not a contingency.

A WDI inspection is looking for one or both of two things. One, being evidence of live infestation of wood destroying insects. Two being evidence of damage caused by wood destroying insects. If evidence of either or both is found, the seller is required by the contract to remedy those issues prior to going to settlement.

In this area, A WDI inspection will be required with all FHA and VA financing. Buyers making cash offers or utilizing conventional financing, may or may not choose to ask for a WDI inspection in the contract.
