Looking at listings online is a helpful start—but it’s not enough to truly understand the real estate market. In this video, Adam explains why physically touring homes is essential and how many buyers rush into decisions before they’ve seen enough to know what’s right for them. If you’re pre-approved and ready to dive into house hunting, this video will help you slow down and shop smart.
What You’ll Learn in This Video:
Why looking at photos online isn’t the same as learning the market
How many homes most buyers need to see before feeling confident
Factors that affect how quickly you’ll recognize “the one”
Why hesitation is a sign to keep looking—not to settle
A resource to help guide you through the rest of your journey

Adam Tabaka (00:00):
Alright, so you’ve gone through the pre-approval process and you’re ready to really start learning the market. Now, looking at photos and list prices, online is a good start, but it’s just the start. Now there are a number of agents out there who would love to take you out for one day, show you four or five, six homes, and then push you to make an offer on one of the homes that they showed you.
(00:22):
This is the biggest purchase that you’re going to make for a number of years. Learning the market means not only reviewing photos, but seeing a number of properties in person. Now, how many properties you might need to see is going to depend from person to person, but typically it’s going to be more than four to six homes.
(00:41):
How many you need to see to feel comfortable writing an offer on a property is going to depend on your budget, your criteria, your search area, and how familiar you already are with the search area in which you’re looking. Now, if you find yourself on the fence about making an offer on a property, the answer is no. Don’t do it. When you find the right property, you will know it.
