Once your offer has been accepted, it’s time to celebrate – just a little bit. There’s still plenty of work to be done before settlement, and that first week following ratification is especially busy.

As soon as you receive instructions from your title company, generally a day or two after ratification, it’s important that you submit your earnest money deposit right away.

(00:20):

If you’re financing your home purchase and the contract contains a financing contingency per the contract, you must submit your mortgage application within seven days of ratification. But don’t wait that long. Get your application submitted within 24 hours after ratification. The timeline for financing and appraisal contingencies that your lender recommended to your agent were likely calculated on the assumption that you would submit your mortgage application immediately after ratification. Procrastinating puts your lender’s ability to meet those deadlines in jeopardy, thereby potentially diminishing the contractual protections that you bargained for.

And you must also submit your application for homeowners insurance within seven days of ratification. But again, take action sooner rather than later. Even if you decided to waive the financing contingency. Best practice is to submit your mortgage and insurance applications within 24 hours of ratification.

In addition to submitting your EMD and applications, if you opted for a home inspection contingency, that inspection will likely need to be conducted within the first several days following ratification. So as you can see, that first week following ratification is a big one and a busy one.
