Within several days of settlement, you’ll be submitting your down payment to the title company. Within this time, it’s critically important that you be on the lookout for wire fraud. Wire fraud is a real threat to home buyers that shouldn’t be taken lightly. Generally, this happens when scammers monitor your purchase transaction through email. Now, if you’ve ever logged into a public wifi without using a VPN, there’s a chance that somebody’s monitoring your email right now.

Just prior to settlement, when the scammer knows that you’re awaiting wiring instructions from the settlement company, they’ll send you fraudulent wiring instructions through a lookalike email address. So if your title company’s email address is janedoe@title.com, you might receive a very real looking email from janedoe@title.co or janedoe@title.net. Now, if you don’t notice this discrepancy, there’s a chance that you’ll wire tens or hundreds of thousands of dollars to an offshore bank account belonging to a scammer – money that you’ll never be able to get back.

Red flags to be on the lookout for include a sudden last minute change in wiring instructions, wiring instructions that convey a sense of urgency, a change in the title company email domain or phone number, or poor grammar in the body of the email. When you receive wiring instructions via email, always review the sender’s email address carefully and verify the instructions by calling a known phone number for your point of contact at the title company.
